Below is an overview of how we handle your rental income, annual reports, and tax-related requirements.


1️⃣ Rental Income Tax & Annual Reports

Each year, we prepare two essential documents for your tax reporting:

Summarizes your gross rental income received during the year (not including expenses).

Sent by the last week of January

Annual Cash Flow Statement

Details all income and expenses, including maintenance and repair costs (e.g., carpet cleaning, repairs, fees).

Sent together with your 1099

Use your 1099 to report income and your Cash Flow Statement to help your CPA deduct eligible expenses.

💡 Tip: You can receive your 1099 faster by signing up for e-delivery in your Owner Portal.

2️⃣ How to Receive Your 1099 Electronically

To receive your 1099 via email instead of postal mail:

  1. Log in to your Owner Portal: https://gpsrenting.appfolio.com/oportal/users/log_in
  2. Go to Settings → Communication Preferences.
  3. Enable Electronic 1099 Delivery.
  4. Follow the confirmation prompts and save your settings.

Electronic delivery ensures you receive your tax forms as soon as they’re issued—typically by the last week of January.


3️⃣ International Owners (Without SSN)

If you do not have a Social Security Number (SSN):

  • You must apply for an ITIN (Individual Taxpayer Identification Number) through your CPA.
  • GPS will provide and request your W-8ECI form, confirming you will report your U.S. rental income to the IRS.

If no ITIN or W-8ECI is provided, GPS is required by law to withhold 30% of your rental income for IRS tax compliance.

4️⃣ Property Tax Responsibilities

Property taxes in Washington are due twice per year — April and October.
These payments may be made through your mortgage escrow account or directly by you if you own the property outright.

💡 Reminder: Ensure timely payments to avoid penalties and maintain a clear property title.
